What this program is, in plain English
Almost every state gives older homeowners a break on property taxes, and almost every state makes you ask for it. There are four common kinds. A homestead exemption takes a chunk off your home's taxable value. A senior freeze locks your assessment or your tax bill at the level it was when you turned 65, so rising home values stop raising your bill. A circuit breaker sends you a refund or credit when property taxes eat too large a share of your income. A deferral lets you postpone paying entirely until the home is sold, usually with modest interest, which is worth understanding carefully before choosing. These are handled by your county assessor or treasurer, and most have a filing deadline in the first half of the year.

A reduction in assessed value, a frozen assessment, a refund credit, or a deferral of the tax bill.
Who qualifies
